Personal Financial Statement

A personal financial statement (PFS) is a standardized summary of an individual's assets and liabilities, most commonly prepared in the format lenders or guarantors require when evaluating creditworthiness.

A personal financial statement — abbreviated PFS — is essentially a net-worth statement formatted to meet external requirements, most often those of a lender or a counterparty asking for financial disclosure. Banks, commercial real estate lenders, and private credit providers commonly request a PFS when a family member is borrowing, guaranteeing a loan, or entering a significant financial commitment. The document lists assets at estimated current value, subtracts liabilities, and typically includes contingent liabilities (obligations that may arise under certain conditions) and other disclosures the requesting institution specifies.

Within a family office context, PFS requests arise regularly — particularly for families with operating businesses, real estate portfolios, or members who personally guarantee entity-level debt. Families commonly maintain a current, well-organized PFS template so it can be updated quickly when a transaction requires one. Delays in producing accurate documentation can slow or complicate financing timelines.

Consider a family whose patriarch personally guarantees a commercial mortgage on a property held inside an LLC. The lender will typically require his PFS before approving the loan. If his wealth is spread across trusts, investment accounts, retirement accounts, and business interests — each held differently and valued on different schedules — assembling an accurate PFS without organized consolidated reporting can be time-consuming and error-prone.

The PFS differs from internal net-worth reporting in one important way: it is a representation made to a third party, which carries legal and ethical weight. Errors or omissions in a PFS submitted to a lender can have serious consequences. Families should always work with qualified CPAs and attorneys when preparing PFS documents for external use.
